Our firm’s real estate department specializes in supporting urban renewal projects, both through the “tama 38” track (demolition and construction), including via the “Shaked” option, and through the evacuation-construction track.

The department provides comprehensive legal consulting and support to both developers and apartment owners in large-scale projects, with emphasis on the Dan metropolitan area and high-demand regions.

Urban renewal projects are characterized by high complexity, both legally and interpersonally. The department team brings extensive experience in supporting such projects, with deep understanding of the different interests of the involved parties and profound familiarity with the regulation governing the field.

  • Rights Holders’ Representation: Legal advice to rights holders, representation and regulation of their authorization, including engagement with urban renewal administrations
  • Professional Consultant Services: Assistance in locating and appointing professional consultants (real estate appraiser, construction supervisor, etc.)
  • Tender Documentation: Preparation of RFP documents for receiving proposals from developers and comprehensive consolidation and comparison of proposals
  • Negotiation and Agreement Drafting: Support for negotiations with the selected developer and drafting urban renewal agreements (Tama 38 and evacuation-construction)
  • Planning Stage Supervision: Legal support and supervision of the planning stage (detailed plan and permit)
  • Financial Institution Representation: Representing rights holders before accompanying banks/financing financial entities
  • Security Holdings: Holding securities in accordance with urban renewal agreement provisions
  • Rights Registration: Supervision and legal consulting related to registration of owners’ rights in the new project
